Loch Lomond Marina Update

The bi-monthly meeting of the Coalition’s Marina Committee (Committee) with the various agencies and entities involved in The Village at Loch Lomond Marina development was held by Zoom on Monday, November 13, 2023. [NOTE: These meetings are held every other month.]

The following text references various Village property owners, governmental agencies, companies and other entities, often by acronym. A detailed description of these entities can be found on The Village-Who’s Who page.

Following is a summary report on the items covered at this meeting:

Harbormaster’s Office: No change in status. While SHM has assigned a project manager tasked with moving this item as well and the Yacht Refacing and Marina Services Building projects forward, no progress has been provided by SHM. The future of this parcel which parallels the open space along Andy’s Market continues to be a serious concern of this committee and the public at large.

Yacht Club Refacing: No change in status. [See the Harbormaster’s Office above]

Pedestrian Walkway Between the Roundabout and San Pedro Cove: This path along the Yacht Club/public plaza and the boat ramp, which has a public access easement, is yet to be completed. The completion of required work on this path remains unscheduled.

Residential Housing Construction: The current construction  is moving along and all construction under Trumark is now underway. There was a brief discussion of the task it took to remove the sales trailer. Foundation for the residence at the sales office parcel should be poured within the next couple of weeks and framing to start mid-December (weather permitting).

The primary path down the middle of The Strand between Pt. San Pedro Road and the Marina continues to be under development. The concrete path has been laid but is closed to the public due to the adjacent construction. The implementation of the bioswales for drainage is partially completed. The removal of the temporary walkway and completion of the front yards of the four townhomes facing this walkway remains under negotiation between the four owners and MVA with Trumark acting as a go-between. How this effort will conclude remains unclear at this time.

East Jetty (playground): While the playground is now open as well as one picnic table, there is still some irrigation to be installed as well as plantings. These are protected by construction netting giving the impression as one approaches that the playground is still closed. Unfortunately, MVA has been less than cooperative in identifying when this project will be fully complete.

Mixed-Unit Building: The original permit was to be for a two-story building with commercial space on the first floor and five condos on the second floor. Andy Bachich, who purchased this parcel from MVA, is planning a revised building housing 10 condos. There was a discussion of the water and electric meters on this parcel and whether some of the common area utilities are being “fed” from the parcel’s meters. This will require more discussion and investigation to clarify and resolve. DPW will need to be involved in this investigation. Andy gave a brief report on the progress of his condo plans which are successfully continuing to proceed thru the pre-application review process.
